Property managers & landlords

Eliminate the risk.Protect the asset.Own the outcome.

NSW landlords are legally required to maintain working smoke alarms and functioning safety switches, and to treat electrical faults as urgent repairs. Beyond those obligations, a documented electrical assessment is your strongest protection against insurance disputes, tribunal challenges and liability exposure.

Checking breakers and labelling inside a switchboard during a property electrical assessment

40%

Electrical appliances and faults cause almost 40% of home fires, according to Fire and Rescue NSW. That liability sits inside your investment property right now.

What is included

The property electrical assessment

Available in three tiers, scoped to your property and your obligations. Get in touch to work out which one fits your portfolio.

  • Electrical condition assessment conducted per AS/NZS 3019:2022
  • Identification of non compliant wiring, circuits and components
  • Smoke alarm inspection and testing, NSW Residential Tenancies Act compliant, with replacement included in selected tiers
  • Safety switch (RCD) testing and compliance verification
  • Switchboard condition report covering breakers, cabling and labelling
  • Power point and light fitting inspection throughout the property
  • Defects documented with rectification quoted separately, so there are no bundled repairs and no surprise costs
  • Written condition report delivered on completion
  • Certificate of compliance issued where work is carried out

Three tiers

  1. 01

    Condition Report

A documented assessment of the property's electrical system, with defects identified and a written report on completion.

  2. 02

    Compliance Package

The condition report plus smoke alarm replacement and safety switch compliance, so the property meets its obligations on the day.

  3. 03

    Full Electrical Record

The complete audit trail for the property: assessment, compliance work, certification and documentation held on file.

The cost of inaction

This is not an expense

A single tribunal dispute, rejected insurance claim or electrical fault during a tenancy costs far more than a proactive audit. NSW landlords who can demonstrate a documented assessment are in a fundamentally stronger position: with insurers, with tribunals, and with tenants. This is not an expense, it is a system that protects your portfolio.
